We bought in Beachwalk and couldn’t be happier. For us, we wanted to be closest to the beach in a new community with a lot of great amenities. Beachwalk ticked all the boxes for us.

DR Horton's inadequate vetting process for contractors and subcontractors has resulted in a myriad of issues for homeowners like myself. Despite purchasing my home in September 2023, I still cannot inhabit it due to the substandard workmanship. The list of grievances includes replaced bathtubs, walls bowing throughout the house, poorly executed baseboard replacements, chipped walls, repainted and painted tile floors, malfunctioning door hardware, squeaky windows, and caulking issues. The repair process has been plagued by delays and incompetence, with workers who often lack proficiency in English. Micro-management is necessary to ensure proper fixes, further exacerbating the situation. Moreover, many homeowners are unaware of their warranty rights, as some sales agents fail to inform them, perpetuating dishonest practices down to the realtors. This systemic failure extends to the government's oversight of new home construction, where the interests of average Americans are neglected in favor of profit-driven entities. It's imperative to hold DR Horton and others in the industry accountable to prevent further financial and emotional strain on hardworking individuals and families.

My husband and I are thinking about retiring in Florida, looked at Solivita last summer, loved the property, but nothing to do outside the gates. Is there any 55+ single family homes in the #350K around Sarasota? I try googling 55+ communities but basically get mobile home parks.

This was SUPER informative and rather analytical in a good way!!! it definitely got me thinking. Tampa (wesley chapel) is high on my relocation list but ive also been looking into venice (wellen park). I work remote so I dont need to be close to any downtown area.. We just want an affordable coastal feel thats diverse and family friendly.

My husband and I are currently planning a move to Florida (his home state). And I can just say that if your top number starts at $3M, then your bottom number isn't gonna work either. We've found places "near" a beach for much less. Sounds like you're catering to a minority of buyers.

Really like the smaller town feel of Venice and bit less crowded beaches:) Do you think there is much of a temperature difference in Sarasota vs Marco?

I was stunned to see you even mentioned Goodland on Marco Island.My grandfather settled there in the 50's and I visited Marco many times over the uyears before Marco became what it is today. The transformation there is amazing, but I'm glad I got to see what it used to look before all of the high rise condos and development. I was also surpised to see Santa Rosa County as number one on your list since that's where we live now!

I had never been to Parrish but saw your video and happened to have to go out there for business. It’s got a long way to go for comparisons to LWR or Wellen or even North Venice. It feels unplanned and totally random going in from 301. The traffic is murder and with construction and the bridge work 😮. I am sure once you turn into the gated neighborhoods it seems idyllic but the aesthetic and feel just doesn’t match the upscale pricing. For a successful Millenial that wants space and commutes Pinellas county it seems well suited to find affordable new builds that don’t exist on the peninsula and much quicker a commute than Wesley Chapel or Brandon. Just my $0.02.

Appreciate your review of various communities in the greater Sarasota/Venice area and how Brightmore stacks up (36:40) to others for 55+.

This is really interesting (even for someone who lives in Orlando area 😃). The one factor that I think should be included in relocation videos is schools: I know that we were not alone in that being the #1 factor for families relocating to Florida (and is the main reason we chose to relocate to Seminole County over Tampa Bay region).
